  1. STRUCTURE SPECIFICATION Reinforced concrete frame comprising of footings, columns, beams and slabs, designed in accordance with the regulations for anti-earthquake construction specifications.
  2. WALLS 20cm thick hollow bricks. Internal partition walls will be built of 10cm thick hollow bricks.
  3. FINISHES Walls: External surfaces with Sandex paint. Internal walls are of smooth plaster finish with three (3) coats of emulsion. Floors: The entire office,kitchen area,and bathrooms will be paved with ceramic tiles. The apartments,aslo with tiles in each bedroom, bathroom, kitchen, and verandas as well. Finally, the stairs of the building will be paved with marble, as well as the entrance of it. Ceilings: All ceilings in the office area, will be artificial finish. The apartments are of fair-faced concrete treated with two (2) coats of spatula and three (3) coats of emulsion. All roofs and verandas will be insulated using reinforced polyester membrane.
  4. DQORS AND WINDOWS Entrance door will be of aluminium. All internal doors shall be made of solid wood frame. Door leaves will be of soft wood and oil painted. Kitchen external doors shall be of coloured aluminium partially glazed. External doors and windows shall be of coloured aluminium with double glazing.
  5. WARDROBES AND KITCHEN CUPBOARDS Kitchen bench will have a granite worktop. The kitchen cupboards will be internally finished in melamine and door panels will be in wood and shop varnished. The bedroom wardrobes will be internally finished in melamine and door panels will be in wood and shop varnished.
  6. SANITARY WARE AND MIXERS Imported high quality sanitary ware are installed complete with their accessories (i.e., mirrors, soap holders and towel bars). The mixers will be single lever. A double granite sink will be provided in the kitchen. The wash basin tops will be made of granite where shown on drawings.
  7. WATER SUPPLY • Plumbing system including piping for hot and cold water will be pipe-in-pipe system. • Pressurized System for the hot and cold water will be provided. • A separate line will be provided for drinking water. • Solar system for hot water. • Storage water tank for the hall building.
  8. DRAINAGE PVC pipes will be used for the drainage system which will be connected to the project''s central sewage system. TV points will be provided in the living area and all bedrooms.
  9. ELECTRICAL INSTALLATIONS • One telephone line will be installed with telephone sockets in the kitchen, living room and all bedrooms. • Switches with light indicators will be installed for all kitchen appliances in accordance with the Electricity Authority''s regulations.
  10. AIR CONDITIONING. Installation of VRV system.
